This San Pedro infill holds density at six units where zoning allowed eight, and height at 29'-11" against a 45-foot limit. A two-story building over tuck-under parking holds five 1,078-square-foot two-level units and one 1,034-square-foot accessible unit. Two 560-square-foot ADUs sit behind the existing building next door.
Black standing-seam metal, white stucco, charcoal panel, and wood siding scale the new work to the street; new colors on the existing building make the two read as one property. The project was privately funded, without tax credits or subsidy.
